Healthy Property Limited holds dual certification across mould testing and remediation, and our services cover the full pipeline from initial assessment through to independently certified safe occupancy.

1. Air and surface sampling by an IANZ-accredited laboratory, identifying contamination including what is hidden inside wall cavities, ceiling voids, and subfloor spaces where no visible mould exists

2. Moisture mapping using thermal imaging and non-invasive moisture meters to locate the source of moisture driving the contamination

3. IICRC S520-compliant specialist remediation carried out directly by our team: containment zones, negative pressure, HEPA filtration, and full PPE protocols. We do not subcontract remediation

4. Post-remediation clearance testing and Safe Occupancy certification signed off by a certified specialist.

Mould Assessment and Testing

Independent mould assessment for residential properties, rental homes, and owner-occupied homes. We go well beyond a visual inspection. 80% of our callouts detect contamination inside wall cavities and ceiling voids where no visible mould exists. You cannot manage what you cannot measure

  • Air and surface sampling analysed by an IANZ-accredited laboratory, producing legally defensible results

  • Identification of mould species including toxigenic, pathogenic, and allergenic types and their health risk classification

For organisations responsible for multiple buildings and the people inside them, mould is not just a maintenance issue. It is a foreseeable health and safety hazard under the Health and Safety at Work Act 2015, with legal obligations to identify, assess, control, and verify. Safe Occupancy Certification

Remediation is not complete when the work is finished. It is complete when independent testing confirms the contamination is gone. This step is the most consistently skipped in New Zealand and it is the reason mould returns, occupants remain unwell, and Tenancy Tribunal cases arise.

We carry out post-remediation air and surface sampling analysed by an IANZ-accredited laboratory, compared against pre-established clearance criteria. Where results meet the clearance standard, we issue a formal Safe Occupancy Certificate signed off by a qualified civil engineer. This certificate is independently verified, legally defensible, and accepted by the Tenancy Tribunal, WorkSafe NZ, and MBIE.

 

Remediation without verification is an assumption. We provide the proof.

Specialist Remediation

Mould contamination classified as Toxic, Pathogenic, or Allergenic cannot be safely removed by untrained cleaners or general tradespeople. Species such as Stachybotrys chartarum and Aspergillus, both commonly found in New Zealand buildings, require specialist containment methodology to prevent cross-contamination to surrounding areas.

When mould is disturbed without proper containment it triggers sporulation: a concentrated burst of spores released instantly into the air, spreading through ventilation systems and contaminating spaces that were previously unaffected. This is the single most common way a manageable problem becomes a significant and costly one.

 

Healthy Property carries out all remediation directly using IICRC S520-compliant methodology: sealed containment zones, negative pressure engineering, HEPA filtration, full PPE, and biocidal treatment. We do not subcontract this work. Every remediation engagement is followed by independent post-remediation clearance testing before the space is returned to occupants.
